

We are more excited for the future of our wonderful industry in 2021 than ever before. With strict Covid protocols in place with our stagers and in our certification classes, we had a great 3rd and 4th quarter. We have not finished our stats yet for 2020 but most of our staged houses sold within a week and sometimes within hours.
The last staging of the year was a very dated house, except the kitchen and master. We used some of the owner's furniture and some new things for the LR and DR. And we always stage the kitchen and baths and update all the art and add greenery and accessories.
It was painted and new lighting fixtures were added. It was a shocking improvement. The owner ended up with 5 offers in a few days and $25,000 over asking price. He spent less than $5000 on staging and improvements. The pictures are still online. 1201 Trailwood Dr. Neptune Beach, FL

In the more populated parts of California, 60% of RE is automatically staged. In the rest of the USA, it's more like 5%. Most cities have about a 1 to 400 ratio of stagers to agents. It will be many years before there are enough stagers to meet the needs of all the agents and homeowners.

GREEN STAGING SECRETS
*To freshen and clean disposal: ½ cup of salt
*To dislodge waste: salt + baking soda
*To keep smelling fresh: grind lemon or orange rind
*To open a clogged drain: 1 cup baking soda + hot vinegar
*To ant-proof a space: spray lemon juice on entry areas
*To repel fleas: wash floors with juice of 4 lemons to ½ gallon water
*To kill roaches: place jar lids around filled with ½ sugar + ½ baking powder
*For stubborn microwave stains: 3T lemon juice + 1½ cups water; microwave 4 minutes, wipe clean
*To clean hard water stains in toilet: alka selzer or baking soda and vinegar or ½ cup of Borax in 1 gallon of water
*For stain in porcelain sink: 2 parts baking soda + 1 part peroxide
*To clean shower tiles: ¼ cup of ammonia + 1 gallon of water; use a thin coat of car wax to keep it clean
*When vinyl floor tile comes loose: use foil and a hot iron to reseal
*For quick removal of a small carpet stain: shaving cream
*To freshen carpet: sprinkle baking soda then vacuum
*Clean leather: WD40 will clean, lubricate and protect (test first)
*For mildew stains: white vinegar
*To clean grout: white vinegar
*To clean tub stains: 3 cups of white vinegar; let soak 4 hours
*shower doors: use ½ cup of vinegar, 1 cup of ammonia, ¼ cup of baking soda
*For rust stains on concrete driveway: vinegar
*For smelly tennis shoes: put kitty litter in a mesh bag and insert into shoes
*For oil on the driveway: kitty litter
*To freshen kitty litter box: add a few wedges of lemon
